Pool inspections in Clayfield, done properly
Clayfield is Queenslander country. Big timber homes on stumps, verandahs wrapping two or three sides, and under-house areas that over the years have been closed in, floored, and turned into rumpus rooms, laundries, gyms and storage. When the pool went in behind the house, the building itself often became part of the pool barrier. That is allowed, and it is also where most Clayfield inspections find their issues.
Once a wall of the house forms part of the barrier, every opening in that wall has to be treated as part of it too. A door from a converted under-house room straight out to the pool area is the classic example. It needs to be compliant in its own right, and a standard internal-style door with a normal handle is not.
The other Clayfield staple is storage. Under-house areas fill up. Bikes, wheelie bins, pot plants, timber offcuts, a ladder leaned against the stumps, the kids' scooters. If any of it sits within 900 mm of the outside of the barrier and could be climbed, it counts, even though it is movable and even though you would move it tomorrow. We assess what is there on the day.

What usually needs attention on a Clayfield pool
Every pool is different, but the same handful of things come up again and again around Clayfield.
Doors from under-house rooms
A converted rumpus, laundry or gym opening directly to the pool area. Where the wall forms part of the barrier, that door has to meet the barrier requirements, not just be lockable.
Stored items in the non-climbable zone
Bins, ladders, pots, bikes and timber stacked against the fence line under the house. Movable, but assessed as found.
Verandah and stair balustrades
Queenslander stairs and landings that overlook the pool area often sit inside the non-climbable zone, or have horizontal rails that give a foothold.
Timber lattice panels
Lattice used to close in under-house areas is climbable and generally does not qualify as a barrier, even where it looks solid.
Gaps at the stumps
Where a fence meets the house on a stumped Queenslander, the gap between the last picket and the building is easy to leave too wide. Anything over 100 mm is a fail.
None of these mean an automatic fail. Most are small, many are fixed on the day, and you will always get a plain explanation of what we found and why it matters.
Getting to Clayfield
Clayfield is about ten minutes from our Newstead base, so same-day inspections are the norm rather than the exception. If you are on a contract deadline, say so when you call and we will prioritise around the date.

Barrier height
The fence is at least 1200 mm high all the way around, with no low points.
Gaps & spacing
No gaps a small child could get through, including under the fence and between verticals.
Gate & latch
The gate self-closes and self-latches from any position, with the latch out of a child's reach.
Non-climbable zone
Nothing climbable, like pots, taps, trees or furniture, within the 900 mm zone outside the fence.
Doors & windows
Any windows or doors opening to the pool area meet the barrier requirements.
CPR sign
A current, compliant CPR sign is displayed near the pool.

- Part of my house forms the pool fence. Is that allowed? Yes, a building wall can form part of a pool barrier. The catch is that any door or window in that wall then has to meet the barrier requirements too. On Clayfield Queenslanders with closed-in under-house rooms, this is the most common thing we pick up.
- Does the stuff stored under the house matter? If it is within 900 mm of the outside of the barrier and could be climbed, yes, and it is assessed as we find it on the day. Ten minutes of tidying before we arrive can be the difference between a pass and a re-inspection.
- Is lattice acceptable as a pool barrier? Generally no. Timber lattice is climbable and does not satisfy the barrier requirements, even when it is in good condition and looks solid.
- How quickly can you get to Clayfield? About ten minutes from Newstead. Same-day is normal, and we can usually do a morning call for an afternoon inspection.
- What does it cost and what if it fails? A flat $195 including the Form 23. If it does not pass you get a written list of what needs attention, small items are often fixed on the spot, and a re-inspection is $50.
