Pool inspections in New Farm, done properly
New Farm pools are almost all compromises with space. On a 400 square metre block with a restored worker's cottage on it, the pool goes wherever it fits, which usually means hard against a boundary, hard against the house, or both. That is completely fine, and it also means the barrier is rarely a simple four-sided fence standing on its own in a lawn.
The most common New Farm arrangement is a boundary fence doing double duty as the pool barrier. It is legal, but it changes what we look at. A standard 1800 mm paling boundary fence often has its rails on the neighbour's side, which makes it climbable from outside your property. What is stored on the neighbour's side of that fence also matters, which is an awkward conversation but a real one.
The other New Farm pattern is the plunge pool tucked against the back of the house, where a wall of the building forms one side of the barrier. Once that happens, the doors and windows in that wall are part of the barrier. Bifolds opening from a living room straight onto a plunge pool are extremely common around Merthyr and Moray Street, and they need to be dealt with properly.

What usually needs attention on a New Farm pool
Every pool is different, but the same handful of things come up again and again around New Farm.
Boundary fences used as pool barriers
Rails on the neighbour's side, gaps at the base where the ground has washed away, and climbable objects on the far side that you do not control.
Bifolds and sliding doors to the pool
Where the house wall is part of the barrier, an ordinary bifold or slider onto the pool deck does not comply on its own. There are compliant solutions and we will explain the options.
Plant and equipment in the tight zone
On a small block the pool pump, filter, air-conditioning condenser and hot water unit all end up somewhere. If that somewhere is within 900 mm of the outside of the barrier, it is a climbing aid.
Gates that open the wrong way
A pool gate has to open away from the pool area. On a cramped New Farm courtyard it is tempting to hang it the other way so it clears the paving. That is an automatic fail.
Planter boxes and courtyard furniture
Built-in benches, planters and pots against the barrier. Common in a courtyard where every square metre is used, and easy to overlook.
None of these mean an automatic fail. Most are small, many are fixed on the day, and you will always get a plain explanation of what we found and why it matters.
Getting to New Farm
New Farm is about five minutes from our Newstead base, so we can very often inspect the same day you call, and sometimes within a couple of hours.
Parking is the one genuine complication around Merthyr Road and the park end. If access is tricky or the pool is only reachable through the house, mention it when you book so we can plan for it rather than discover it.

Barrier height
The fence is at least 1200 mm high all the way around, with no low points.
Gaps & spacing
No gaps a small child could get through, including under the fence and between verticals.
Gate & latch
The gate self-closes and self-latches from any position, with the latch out of a child's reach.
Non-climbable zone
Nothing climbable, like pots, taps, trees or furniture, within the 900 mm zone outside the fence.
Doors & windows
Any windows or doors opening to the pool area meet the barrier requirements.
CPR sign
A current, compliant CPR sign is displayed near the pool.

- Can my boundary fence be the pool fence? Yes, a boundary fence can form part of the pool barrier, but it has to meet the barrier requirements from the outside as well. Rails on the neighbour's side and objects stored against it are the usual sticking points.
- I have bifolds opening onto a plunge pool. Is that a problem? It is the most common New Farm issue. Where the house wall forms part of the barrier, doors in it must comply with the barrier requirements. There are ways to resolve it and we will talk you through what applies to your set-up.
- My courtyard is tiny. Is there a minimum space around the pool? There is no minimum yard size, but there is a 900 mm non-climbable zone on the outside of the barrier and it has to be kept clear. On a compact New Farm block that is the constraint that bites.
- How quickly can you get to New Farm? About five minutes from Newstead. Same-day is routine and same-morning is often possible.
- How much does it cost? A flat $195 including the QBCC Form 23. No callout or travel fee. A re-inspection, if needed, is $50.
