Pool inspections in Ascot, done properly
Ascot is one of Brisbane's oldest established addresses, and the pools reflect that. Between the racecourse, Lancaster Road and the Crosby Park end you get large interwar and post-war homes on generous blocks, most with in-ground pools that were put in decades ago and fenced to whatever the rules were at the time. Almost none of them were designed around the current barrier standard. They were retrofitted to it, and retrofits are where problems hide.
The single most common thing we find on an Ascot job is a gate that has quietly stopped doing its job. Heavy timber and wrought iron gates hung on older hinges drop a few millimetres a year. Eventually the gate still closes when you push it, but it no longer self-closes and self-latches from a resting position halfway open, which is the actual test. Owners are usually surprised, because from the house it looks fine.
The second is the landscaping. Ascot gardens are mature and beautifully kept, and that is exactly the problem. A jasmine that has thickened against the fence, a raised garden bed built up over the years, a mature shrub with a solid trunk within the 900 mm non-climbable zone, or a sandstone retaining wall that gives a toddler a leg up. None of it looks like a hazard. All of it counts.

What usually needs attention on an Ascot pool
Every pool is different, but the same handful of things come up again and again around Ascot.
Gates that have dropped
Older timber and wrought iron gates on tired hinges. The gate closes if you push it, but will not self-close and self-latch from any position, which is what the standard requires. Often a hinge adjustment we can do on the day.
Timber pickets that have moved
Hardwood pickets shrink and cup over twenty years. Gaps that were 95 mm when built open up past 100 mm. We measure the widest point, not the average.
Mature planting in the non-climbable zone
Established shrubs, raised beds and thickened climbers within 900 mm of the outside of the fence. Usually a pruning job rather than a rebuild.
Decorative wrought iron with horizontals
Period-style fencing with horizontal rails or scrollwork on the outside face gives a foothold. Where it cannot be changed there are compliant ways to treat it, and we will talk you through them.
Sandstone and retaining walls
Ascot's sloping blocks mean retaining walls near pools are common. A wall on the outside of the barrier can reduce the effective height well below 1200 mm.
None of these mean an automatic fail. Most are small, many are fixed on the day, and you will always get a plain explanation of what we found and why it matters.

Gaps & spacing
No gaps a small child could get through, including under the fence and between verticals.

The gate self-closes and self-latches from any position, with the latch out of a child's reach.
Non-climbable zone
Nothing climbable, like pots, taps, trees or furniture, within the 900 mm zone outside the fence.
Doors & windows
Any windows or doors opening to the pool area meet the barrier requirements.
CPR sign
A current, compliant CPR sign is displayed near the pool.

- How quickly can you get to Ascot? We are based in Newstead, roughly seven minutes away. Most Ascot inspections are booked and completed the same day, and we can often do a morning call for an afternoon inspection.
- My pool fence is original to the house. Is it grandfathered? No. Queensland's pool safety standard applies to the pool as it is today, regardless of when the fence was built. An older fence can absolutely still comply, but it is assessed against the current rules, not the ones in force when it went in.
- The neighbour's garden is inside my non-climbable zone. Whose problem is it? It is assessed on your pool, so it comes back to you, which is frustrating but worth knowing before an inspection rather than after. In practice it is usually resolved with a conversation and some pruning. We will show you exactly what is causing the issue.
- What if my pool does not pass? You get a clear written list of what needs attention. Small items such as hinge and latch adjustments are often fixed on the spot during the same visit. If a follow-up is needed the re-inspection is $50, not another full fee.
- How much does it cost? A flat $195 including the QBCC Form 23. No callout or travel fee, in Ascot or anywhere else we service.
