Pool inspections in Hamilton, done properly
Hamilton is really two different inspection jobs wearing the same postcode. Up on the hill you have large homes on steep, terraced blocks with pools cut into the slope. Down along Kingsford Smith Drive and around Portside you have apartment and townhouse developments, many with a common-property pool serving the whole complex. What we check, and who is even responsible for the certificate, is different in each case.
On the hillside blocks, the recurring issue is level change. A pool barrier has to be 1200 mm high measured from the finished ground level on the outside. On a terraced block the outside ground level is rarely flat. A retaining wall, a garden terrace or a set of steps that sits higher than the pool platform can drop the effective barrier height to well under the minimum on one side, even though the fence itself was built to spec.
In the riverfront apartment and townhouse complexes, the common question is whether you need anything at all. If the pool is shared common property, the certificate is generally the body corporate's responsibility and it works differently to a standalone house. What usually needs attention on a Hamilton pool
Every pool is different, but the same handful of things come up again and again around Hamilton.
Effective height lost to terracing
The fence is 1200 mm, but the ground outside it is not where it was when the fence went in. Retaining walls, raised terraces and built-up garden beds on the high side are the number one Hamilton failure.
Steps and landings beside the barrier
Hillside blocks need stairs. A tread or landing within the non-climbable zone gives a clear foothold, and it is often the thing nobody thought about when the pool was fenced.
Glass balustrades doing double duty
Frameless glass used as both a terrace balustrade and a pool barrier has to satisfy the pool rules, not just the balustrade rules. Spigot gaps and panel spacing get measured.
Gates on a slope
A gate hung on sloping ground often has a larger gap at one end of its swing. It also tends to be helped along by gravity in one direction, which can mask a hinge that is no longer self-closing.
Shared and common-property pools
In the Portside and Kingsford Smith Drive complexes, the pool is usually common property. Worth confirming before you spend anything.
None of these mean an automatic fail. Most are small, many are fixed on the day, and you will always get a plain explanation of what we found and why it matters.

Barrier height
The fence is at least 1200 mm high all the way around, with no low points.
Gaps & spacing
No gaps a small child could get through, including under the fence and between verticals.
Gate & latch
The gate self-closes and self-latches from any position, with the latch out of a child's reach.
Non-climbable zone
Nothing climbable, like pots, taps, trees or furniture, within the 900 mm zone outside the fence.
Doors & windows
Any windows or doors opening to the pool area meet the barrier requirements.
CPR sign
A current, compliant CPR sign is displayed near the pool.

- My pool is in an apartment complex. Do I need my own certificate? Almost certainly not. Where the pool is shared common property, the certificate is generally the body corporate's responsibility rather than an individual lot owner's. Call us and we will tell you which situation you are in, at no charge.
- My block is steep. Does the fence height get measured differently? The 1200 mm is measured from the finished ground level on the outside of the barrier, so on a terraced block it can pass on one side and fail on another. This is the most common Hamilton issue and it is worth having looked at properly.
- Does my glass balustrade count as the pool fence? It can, but it has to meet the pool barrier requirements rather than just the balustrade ones. We measure the gaps at the spigots and between panels.
- How quickly can you get to Hamilton? Five to ten minutes from our Newstead base. Same-day inspections are normal, including up on the hill.
- How much does it cost? A flat $195 including the QBCC Form 23, with no callout or travel fee. A re-inspection, if one is needed, is $50.
