Pool inspections in Bulimba, done properly
Bulimba, Hawthorne and Balmoral are family suburbs, and it shows in the pools. Renovated and raised Queenslanders with a decent flat backyard, a pool put in during the renovation, and frameless glass fencing because nobody wants to look at pickets from the new kitchen. Newer pools, better fences, and a completely different set of issues to the older parts of the inner north.
Frameless glass is genuinely good barrier material, but it moves. The panels sit in spigots bolted into the coping, and over a few years of ground movement and pool chemicals those spigots can loosen a fraction. A gap between panels that was 95 mm at handover creeps past 100 mm. It is invisible unless you measure it, which is exactly what an inspection is for.
The other Bulimba theme is that the backyard is actually used. Trampolines, cubby houses, outdoor lounges, eskies, the kids' bikes, a stack of pool noodles against the fence. All of it is fine, and all of it is a problem if it sits within 900 mm of the outside of the barrier on the day we inspect. This is the one suburb where we routinely tell people that a ten minute tidy-up before we arrive is the highest-value thing they can do.

What usually needs attention on a Bulimba pool
Every pool is different, but the same handful of things come up again and again around Bulimba.
Spigot gaps on frameless glass
Panels that have shifted a few millimetres in their spigots. Measured at the widest point, and the most common single finding on newer Bulimba pools.
Glass gates that no longer self-latch
Hydraulic hinges on glass gates lose their spring over time. The gate swings shut but stops short of latching from a resting position, which does not pass.
Trampolines and play equipment
A trampoline, cubby, slide or climbing frame within 900 mm of the outside of the fence. Very common in a family backyard and usually solved by moving it.
Outdoor furniture against the barrier
Lounges, benches, eskies and side tables pushed up to the glass so the view is not blocked. Same effect as a ladder.
Deck level changes
Where a raised entertaining deck sits outside the pool fence, it lifts the ground level and cuts the effective barrier height. Common on raised and renovated Queenslanders here.
None of these mean an automatic fail. Most are small, many are fixed on the day, and you will always get a plain explanation of what we found and why it matters.
Getting to Bulimba
Bulimba is across the river from us, so it is fifteen to twenty minutes depending on the bridge and the time of day. We service 4171 as core area and same-day is still usually achievable, though a morning call gives us the best chance.

Barrier height
The fence is at least 1200 mm high all the way around, with no low points.
Gaps & spacing
No gaps a small child could get through, including under the fence and between verticals.
Gate & latch
The gate self-closes and self-latches from any position, with the latch out of a child's reach.
Non-climbable zone
Nothing climbable, like pots, taps, trees or furniture, within the 900 mm zone outside the fence.
Doors & windows
Any windows or doors opening to the pool area meet the barrier requirements.
CPR sign
A current, compliant CPR sign is displayed near the pool.

- My glass pool fence is only a few years old. Do I still need it checked? Yes, and newer glass fences fail more often than people expect. Spigots loosen slightly and panel gaps open up past 100 mm. It is a small adjustment, but only if someone measures it.
- Do I need to move the trampoline? If it is within 900 mm of the outside of the barrier, yes. We assess what is there on the day, so moving it before we arrive is the simplest fix and costs nothing.
- The gate closes but sometimes does not click. Is that a fail? Yes. The gate has to self-close and self-latch from any position it is released from, not just from wide open. Tired hydraulic hinges on glass gates are a common cause and are often adjustable on the spot.
- How quickly can you get to Bulimba? Fifteen to twenty minutes from Newstead depending on traffic across the river. Same-day is usually fine, especially for a morning booking.
- What does it cost? A flat $195 including the QBCC Form 23, no callout or travel fee for Bulimba, Hawthorne or Balmoral. A re-inspection is $50.
